LeaseGreen carried out a successful energy renovation of the Kielo property in Nuutisarankatu, Tampere. The aim was to improve the energy efficiency of the building, reduce costs and at the same time improve indoor conditions. The end result was as expected: both electricity and heat consumption were significantly reduced, bringing significant financial savings to the property while at the same time strengthening its environmental credentials.

Energy project analysis with iron professionalism

LeaseGreen launched the energy project in 2022 with a baseline survey and the project was completed in November 2023. Before the renovation, the building had no centralised automation system and three of the five ventilation units needed modernisation. The key measures of the energy renovation included:

• Modernisation of the automation system, enabling real-time monitoring and optimisation of the building’s operations.
• Replacement of ventilation equipment, where two ventilation units were upgraded with modern fans and one was replaced with a fully heat pump ventilation unit.

Significant savings and improved conditions

The renovation of the property has already delivered great results in the first year. Heat consumption fell by more than 40% and electricity consumption by 17% compared to the previous 12 months. Savings have also been achieved in financial terms: annual energy costs have been reduced by tens of thousands of euros.

Modern automation and modernised ventilation have improved the indoor conditions of the building. Good ventilation and optimised heating improve the comfort and well-being of the building’s employees. The energy renovation also brought significant environmental benefits. The measures will reduce the property’s carbon dioxide emissions by as much as 108 tonnes per year, equivalent to 771 980 kilometres of driving.

Energy renovation: sustainable competitiveness for the future

Energy renovation of an industrial building, and through it energy efficiency improvements, is a fast and effective way to reduce climate emissions and energy costs, while gaining a competitive advantage over other companies in the sector. LeaseGreen’s Account Director Johannes Rimpiläinen describes the project as an excellent example of a profitable investment.

“A profitable investment can deliver significant energy savings and a substantial improvement in conditions at the same time,” Johannes explains. “At the same time, the equipment stock will be renewed and the property will remain competitive for decades to come.”

The Nuutisarankatu energy project is an excellent example of how modern technologies and innovative solutions can address energy efficiency challenges. The cooperation between LeaseGreen and Kielo will continue and similar modernisation projects are planned for other properties.
