Asunto Oy TeuvoPakkalantie 12, which consists of five apartment buildings, switched from district heating to efficient geothermal heating. The energy renovation also included the introduction of heat recovery and photovoltaics. With this package, the housing company is achieving significant annual savings in heating costs. The project was completed well ahead of schedule, which made it particularly successful.

Heat recovery – waste is not thrown away, it is recovered

In connection with the energy renovation, a heat recovery system was implemented, which captures the waste energy from the exhaust air. In apartment buildings, exhaust air waste energy can account for up to 35-40% of the total waste energy of the building.

The energy produced by the heat recovery system is used during the heating season to heat the building and during the summer season the waste energy is used to heat the soil in the geothermal well field. This improves the efficiency of the heat pumps in the autumn season.

Fast implementation and efficient project management

The implementation of the project was smooth and fast. After obtaining the required permits, the actual implementation work took only five months, a remarkably short timeframe for a project of this scale. The success of the project within the timeframe can be attributed in part to the improved installation and drilling capacity in the market, which allowed for faster access to labour. LeaseGreen’s project management was also successful and the execution efficient, which contributed to the project meeting the timeframe.

Each energy renovation is unique and projects are always carried out on the terms of the site. The heat distribution room in Maria Jotunintie was too cramped for a heat pump installation. LeaseGreen solved the problem by converting part of the commercial space into a heat pump room.

Also on the Teuvo Pakkalantie side, additional space for geothermal equipment was needed, and this problem was solved by using the basement of the property. LeaseGreen’s experts help to find the most cost-effective tailor-made solutions and ensure the smooth running of the project.

Annual savings and financial benefits

With the energy renovation, Asunto Oy Teuvo Pakkalantie 12 will achieve significant savings – annual savings in heating costs will be as much as EUR 170 000. In addition, the system will have a heat pump capacity of more than 500 kW, which means that it will benefit from a lower electricity tax bracket. This reduces the price of the electricity used by the heat pumps by around 20%, bringing further financial benefits to the housing association.

Investing in geothermal heating pays off, as it brings ongoing financial benefits to the housing association in the long term and the investment pays for itself quickly. The payback period for this project, after implementation costs, is just over 9 years.

Geothermal heating is an environmentally friendly choice because it uses renewable energy and reduces your carbon footprint. In addition, geothermal systems increase the value of the property, increase energy self-sufficiency by around 70% and reduce dependency on energy market prices by around 70%.
