Not many Finnish shopping centres live to be 60 years old. Pasaati in the centre of Kotka is an exception – and for good reason.
“This is an important place for many people in Kotka. Local people and our tenants appreciate the long-term and systematic development of Pasaat by the property owner. Things are taken care of and it’s a good place to be,” says Sari Puhilas, the shopping centre manager.
“Now was the right time to invest more in energy efficiency.”
Pasaat is owned by Kauppakeskuskiinteistöt FEA Ky, managed by S-Pankki Kiinteistöt Oy. CBRE Finland Oy is responsible for the management of Pasaat Shopping Centre.
“Through the investment company, responsibility issues also come to the fore. Tenants have not yet asked much about sustainability or carbon footprint, but we want to be prepared for them and be ahead of the curve rather than late,” says Puhilas.
The energy renovation, designed by energy efficiency company LeaseGreen, will modernise the building’s automation, improve ventilation sensing and replace the heat distribution centre. The pressure to start the renovation came from the age of the existing building services: the heat distribution centre and the automation system had reached the end of their life cycle.
Energy efficiency naturally became a key part of the renovation from the start. The renovation will reduce the shopping centre’s electricity consumption by 8% and heat consumption by 17%. At the same time, conditions for building users will improve, the repair debt will be reduced and carbon emissions will be cut by 13%.
The decision on the energy renovation was taken in March and it should be ready by the end of the year. The renovation will therefore cushion the impact of the expected electricity price increases in the winter.

The key is to get the technology in the building to work together in the best possible way. The challenge for buildings constructed in several phases is often that they have parallel technical systems. In the worst case, the systems may even interfere with each other. This was not the case in Pasaat.
The biggest challenges for Pasaat are related to the size and diversity of the property.
“Shopping centres have their own specific characteristics,” says Närekorpi. “They have a life of their own. Renovations should be done in a way that disturbs tenants and customers as little as possible.”
The shopping centre in the centre of Kotka has around 65 shops and office space. The biggest tenants are Sokos, Clas Ohlson, H&M, Muotitalo Lehto and Terveystalo. Pasaat’s long history is reflected, among other things, in the dozen or so bank vaults that can still be found in the shopping centre.
