eQ exceeds TETS targets ahead of schedule – towards even greater energy savings with LeaseGreen

eQ Premises exceeded the savings targets of the Energy Efficiency Agreement ahead of schedule – now the focus is on the even more ambitious target ahead. LeaseGreen acts as an expert partner to help turn strategic objectives into effective action in real estate.

eQ Premises Real Estate Funds have been participating in the National Premises Energy Efficiency Scheme (TETS) since 2019. The 2025 savings target – 7.5% energy savings – was already achieved in early 2024, well ahead of schedule. This shows that long-term work on energy efficiency is producing tangible results.

Although the TETS targets were achieved ahead of schedule, eQ Facilities is not standing still, with the next targets already in sight. An 8% energy saving is targeted for the period 2024-2027. It’s an ambitious goal – and that’s why eQ Premises has engaged LeaseGreen as an expert partner to turn it into concrete action.

“eQ set themselves a big challenge, and they took it on bravely. The fact that eQ and its partners had already done an excellent job of meeting previous savings targets does not diminish the challenge. LeaseGreen’s first task was to break down the new target into humanly understandable chunks: what it means in practice to reduce energy consumption in owned properties by the equivalent of 2-3 large office buildings – permanently and for four consecutive years,” says Jonni Ahonen, CEO of LeaseGreen.

Investment calculations and controlled optimisation of energy use – at the expense of energy companies

The joint hypothesis of eQ and LeaseGreen was that the next savings to be achieved will require both the adjustment of building automation to prevent unnecessary energy use and investments in building services engineering and local energy production of varying size and economic justification. Both of these paths require a significant initial investment from experienced energy efficiency and production HVAC experts. LeaseGreen’s energy consulting with benefit guarantee model allowed eQ to take advantage of LeaseGreen’s skilled team without any financial risk.

“With our benefit guarantee contracts, we guarantee that we will achieve annual energy cost savings at least equal to our fee through control measures and accurate 12-month monitoring. At the same time, we worked with the property owner to develop a feasibility study on profitable energy investments that support the property-specific rental model and ownership strategy. So we roll up our sleeves and earn our own rewards,” Ahonen explains.

“In this assignment, we first analysed all the office properties owned by eQ from our desk and proposed to start the actual work on the 10 most potential properties – with a profit guarantee, of course. The first results show that the adjustment measures alone are already delivering more savings than anticipated, reducing, but not eliminating, the investment pressure to reach the high 8% target,” he continues.

From words to action: towards new energy efficiency targets
