Cromwell modernises the Pasilanraition property

The main benefits of energy renovation in the context of modernising a building are improved conditions, lower running costs and a lower carbon footprint.

Cromwell Property Group, a real estate investor and asset manager, is modernising the building services of Kiinteistö Oy Pasilanraitio 5 in Pasila. The energy renovation of the property includes upgrading the building automation, ventilation and cooling systems. The aim is to provide better conditions for the users and lower energy bills for the property owner.

“The Pasilanraition property is an important and interesting development target for us,” says Eppu Pesonen, Asset Manager of Cromwell Property Group.

“In addition to the energy renovation, we are also updating the comfort of the public areas and entrances. The building is located next to the Tripla shopping centre and the train station, so the office building is very well located. We are aiming for a clean, stylish and modern look, which in turn should be supported by the building services.

“The current energy technology in the house has come to the end of its life. With the energy renovation, we will ensure that the building will continue to serve its users well for decades to come. I believe we will achieve more stable conditions for tenants in the future. We are willing to invest in them because we believe that high technical quality will have a positive impact on tenant satisfaction.”

The energy investments in Pasilanraitio 5 will be designed and implemented by LeaseGreen as a turnkey contract. After the technical modernisation, the property will be connected to LeaseGreen’s Meta service. This will optimise the conditions and energy efficiency of the building with the support of big data and LeaseGreen’s experts.

LeaseGreen estimates that modernising the ventilation, cooling and automation systems will reduce a property’s heat consumption by 15% per year and electricity consumption by 23%, while improving cooling performance. District heating will continue to be the heat source for the building.

“Naturally, the savings in operating costs are an essential factor for us in the project,” says Eppu Pesonen. “The more savings, the more value the project has. Another important benefit is lower carbon emissions, which is also appreciated by more and more tenants.”

The energy renovation of Pasilanraition will reduceCO2 emissions by around 50 tonnes per year. This represents 19% of the property’s carbon footprint and is equivalent to the environmental impact of more than 400 return flights from Helsinki to Stockholm.
